The Campbell Park Northside project will be delivered over four more phases. We are preparing the ‘outline’ for the whole neighbourhood, that will set the parameters for future planning applications on each stage of the development.

The Campbell Park Northside project will be delivered over four more phases. We are preparing the ‘outline’ for the whole neighbourhood, that will set the parameters for future planning applications on each stage of the development.

Campbell Park Northside has long been earmarked for development and is one of the few significant sites that can address the challenge and opportunity of positioning Milton Keynes for the next 50 years. The site is designated as HS5 housing allocation under Policy DS2 ‘Housing Strategy’ of the Milton Keynes Local Plan (Plan:MK).


In total, the outline application will provide:


  • Up to 1,850 homes in total

  • A mix of houses and apartments - including family housing, later living, student, self build and affordable homes

  • Up to 2,800 sq sqm of retail and leisure in a new local centre

  • Policy compliant number of parking spaces

  • Policy compliant number of cycle parking spaces

  • Electric vehicle charging points for cars

  • A conscious approach to biodiversity and wildlife habitats

A new local town centre

At the heart of the development will be a new village centre, with:

  • Cafes/restaurants along Silbury Boulevard

  • Space for important social infrastructure, such as a health centre

  • A convenience store and other shops

  • Flexible co-working space for small businesses

  • Day Nursery

  • Community space for community gatherings

  • Indoor facilities to support and encourage exercise

Not only will this provide services that new residents need, it will bring people together by creating places to meet and spend time. Signposting from Campbell Park will also help welcome park users into the new community.

A new café will also be located facing onto the canal, as a great place for people to sit out and enjoy the scenery.

Skyline

Milton Keynes might be one of the country’s fastest growing cities – but its heritage lives on. A carefully managed skyline and high standards of architectural excellence give Milton Keynes its distinct personality.

While we will propose some buildings at Campbell Park Northside which offer views across the park, the following principles will define how high we go and where any taller buildings will be located on the site:

  • Protecting the amenity of neighbours in terms of daylight and sunlight

  • Protecting the beautiful setting and character of Campbell Park and the canal

  • Designing buildings that are architecturally excellent, with attractive materials that are suitable for this parkland location

A green community

Green spaces and landscaping will dovetail with the parkland setting, with tree-lined streets leading through the development, and the new homes set in a green, leafy, spacious landscape.

Beautiful buildings

Urban Splash and Glenbrook have a reputation for building exceptional homes with outstanding architecture. Campbell Park North will be no exception, with buildings that suit both the parkland setting and the status of Milton Keynes as a pioneering, iconic city. The outline planning application will include a design code that includes  parameters for the new buildings and connections, with the detail coming forward in future phases.
